Austin saw 103 new-construction homes close in September, representing a key segment of the city's 816 total closed sales. ALEX Intelligence analyzed year-built data to identify which subdivisions are delivering the most new inventory to buyers right now.
The top five neighborhoods by new-construction volume all met the minimum threshold of five sales each. Easton Park led with 20 closings, followed by Steiner Ranch with 17, Circle C Ranch with 15, Mueller with 14, and Sweetwater Ranch with 13. These figures reflect homes built within the last two years that reached closing in September.
While new construction accounted for roughly 13% of all closings this month, activity varied significantly by subdivision. Easton Park's median close price was $581,161, while Steiner Ranch saw a median of $939,000. Circle C Ranch closed at a median of $749,000, Mueller at $860,000, and Sweetwater Ranch at $658,000.
This ranking highlights where new-home buyers are currently finding inventory. The data covers all subdivisions with at least five new-construction sales in the September window. No individual properties are named here; the full list of recent closings appears on the page below this summary.
