Comparable-sales valuation · Listed Property Buyer Model · Williamson County

Prepared for TEMPLATEPrepared by Diane Hart Alexander, MBA, MHA, Designated BrokerSummary revised October 15, 2026, 3:05 PM CDTReport version 14.364

Recommended initial offer

$654,500

It combines the ALEX AI Valuation Model with how similar listings were negotiated: the asking price times the low end of what similar homes here closed at against their own asking price.

Click here: how similar listings were negotiated, and how ALEX chooses comparable sales

What “negotiated” means

For each similar home that sold, ALEX divides the price it closed at by its last asking price. That ratio is how far negotiation moved the price. At 100% the home closed at its asking price. Below 100% the buyer negotiated it down. Above 100% buyers bid it up.

How similar listings are chosen

  • The same kind of home, closed in the 24 months before the table was built (October 8, 2026).
  • The same listing situation. A fresh listing is compared with fresh listings. A listing that has been reduced, has been on the market longer than 18 days (the point after which homes near this one stop selling quickly), or has gone off the market is compared with others in that situation. This home counts as fresh.
  • The closest group with at least 60 sales: this home’s subdivision family first, then its city in the same price band, then its county in the same price band, then all counties in the price band.

How this offer was set

This report used Georgetown, $600k to $1M: 251 sales that closed from October 8, 2024 to September 29, 2026. In that group, 16% of homes closed at or below 97.0% of their asking price. The recommended initial offer is the asking price, $675,000, times 97.0%, rounded to the nearest $500.

How the ALEX model chooses comparable sales

For this report the comparable sales were chosen by the agent, Diane Hart Alexander, so the rules below were not applied. Every closed sale the agent entered is used and adjusted by the same engine. When ALEX chooses, it works like this:

  1. Removes sales that are not fair evidence: bank-owned, short, auction, HUD, corporate and probate sales; homes in fair or poor condition; homes in a FEMA flood zone; and sales more than 20% from this home’s asking price.
  2. Keeps only the same kind of home. A sale must match this home on age-restricted community, association fee, view, attached or detached, one story or more, waterfront, new construction, pool, builder, school district, sale-to-list range and lot density. A rule is relaxed only when keeping it would leave no comparable at all, and the report names any rule relaxed.
  3. Looks closest first: the same street in this subdivision, then the same phase or section, then the whole subdivision (with the subdivisions that share its name), then ½, 1, 2, 3 and 5 miles, then the ZIP code. It stops at the first area holding at least five eligible sales.
  4. Applies size and time limits: living area within ±25% of this home’s, and sold within 13 months, widened to 24 months only when needed (inside this home’s own subdivision, back to July 1, 2022 if still needed).
  5. Ranks by similarity on six measures together: living area, year built, lot size, distance from this home, how recently it sold, and bedrooms, baths and half baths (counted together as one room measure: bedrooms plus half the MLS total bathroom count). Each measure is scaled by how much it varies in this market, so 200 SF counts for more among near-identical homes than among custom ones. The closest sales are used.
  6. Prefers the same neighborhood: when at least three chosen sales are in this home’s subdivision family, only those are kept.

The agent can select any comparable sale. An agent may choose any closed sale as a comparable, and may replace or remove any of ALEX’s. That choice does not depend on the model: the rules above apply only when ALEX does the choosing.

The full method, with this home’s counts at each step, is under “How the comparables were chosen” in the detailed report.

Both models start from the same sales. But at that point they dramatically differ.

ALEX AI Statistical Model

Minimum

$682,111

Average

$701,395

Median

$682,111

Maximum

$720,679

ALEX’s statistical model uses two comparable sales. Each sale’s adjusted price is carried to this home’s 2,990 SF using the size effect measured from 15,182 recent sales in the ABOR market: resales priced $600,000 to $1,000,000, closed since July 2023. Each sale is then weighted by how closely it matches this home on size, age, lot, rooms, distance and date of sale. The average and median are weighted; the minimum and maximum are the lowest and highest single sale.

Traditional Arithmetic Model

Minimum

$715,067

Average

$735,696

Median

$735,696

Maximum

$756,324

The same two sales, with no adjustments: the average sale price per SF times this home’s 2,990 SF, every sale counted equally. Section 02 explains how the two Models differ.

02How the two Models differ

Arithmetic Model. The math is simple:

  1. Sale Price per SF for Each Home Used as a Comparable Sale. For each home used as a comparable sale, divide its sale price by its total SF.
  2. Average Sale Price per SF. Add the Sale Price per SF for Each Home, then divide by the number of homes.
  3. Subject Property’s SF. Use the SF on the MLS listing, the same source as every comparable sale.
  4. Subject Property’s Estimated Value. Average Sale Price per SF multiplied by Subject Property’s SF.

Example. $200 (Average Sale Price per SF) × 2,500 SF (Subject Property’s SF) = $500,000 (Subject Property’s Estimated Value).

ALEX Model. It is statistically sound and accurate:

  1. Comparable Sales. Closed sales like Subject Property, chosen by ALEX’s selection rules or by the agent.
  2. Net Sale Price for Each Home Used as a Comparable Sale. Its sale price less the closing costs and repairs the seller paid, as recorded in the MLS.
  3. Time Adjustment. Each net sale price is brought to today with ALEX’s repeat-sales index for the county.
  4. Feature Adjustments. Each difference from Subject Property — bathrooms, garage, lot size, view, age and the rest — is priced at what ABOR closed sales in the same price range show the market pays.
  5. Price per SF. Each adjusted price is divided by the sale’s own SF.
  6. At Subject Property’s Size. That price per SF is multiplied by Subject Property’s SF, then corrected because larger homes sell for less per SF, as measured on the market.
  7. Weighting. When ALEX selects the sales, those most like Subject Property count for more; an agent’s selection counts equally. Each sale’s weight is shown in the report.
  8. Subject Property’s Estimated Value. The weighted average of the sales (a plain average when they count equally), with the minimum, median and maximum beside it.

Scaling to 2,990 SF—+$5,733+$15,387
Statistical size adjustment—−$3,573−$9,614
Total size adjustment—+$2,160+$5,773

Scaling to 2,990 SF. Every home that sold is smaller than this one. To compare them fairly, each sale’s price is first restated at this home’s size, using the sale’s own price per SF. For example, 3006 Hawthorne Cv has 2,965 SF. Its price after the time adjustment and all feature adjustments, including any made by Diane, is $679,951. Restated at this home’s size: $679,951 × 2,990 ÷ 2,965 = $685,684. The scaling line for 3006 Hawthorne Cv is the difference, +$5,733.

Statistical size adjustment. Scaling at a sale’s own price per SF assumes that price per SF stays the same as size changes. It does not. Smaller homes usually sell for more per SF than larger ones. Every home has a kitchen, bathrooms and a lot, and those cost about the same whatever its size. Scaling alone therefore overstates the value of a sale smaller than this home and understates the value of a larger one. Two sales are too few to measure reliably how price per SF changes with size, so ALEX measured it from 15,182 sales in the ABOR market: resales priced $600,000 to $1,000,000, closed since July 2023, holding age, lot, rooms and date of sale constant, and applies that correction to each sale. For 3006 Hawthorne Cv the statistical size adjustment is −$3,573, so its total size adjustment is +$2,160. The further a sale’s size is from this home’s, the larger the correction.
