Turnover as a market signal

A district’s teacher turnover rate is a proxy for neighbourhood resilience — and almost nobody prices it.

Teacher turnover is one of the few neighbourhood metrics that is measured annually, reported by statute, and almost never priced into a home valuation. It sits in the Texas Academic Performance Reports, free to anyone who asks, and it moves before the housing data does.

High turnover correlates with transient populations, softer equity appreciation and thinner investor confidence. In a metro adding rooftops as fast as Dallas–Fort Worth, it separates the suburbs whose growth is settling from those still churning.

Why this is not a school-quality story

Ratings measure outcomes. Staffing measures stability — whether the adults in a building stay. A district can hold a strong accountability grade while losing two of every five teachers, and those are different signals about the streets around it.

Lake Worth ISD sits nineteen points above the DFW median. That is not a rounding difference between districts; it is a different operating condition.

Both figures came from the same pipeline: a public dataset, a computed ranking, a published working page, and a claim that cannot be edited after the number is stamped. That is the product. The domain is interchangeable — the discipline is not.

We model days-on-market as a survival problem across 400,000 closings — the probability of selling by 30, 60, 90 and 365 days, the probability it does not sell at all, and what you would net after concessions and repairs. Enter an address and we will run it.
