Wimberley Home Sizes Are Shrinking in Recent Sales

Are Wimberley homes getting smaller? The data suggests a shift in what buyers are closing on. Over the rolling six months ending August 31, 2026, the median living area for closed sales was 1,995 square feet across 111 transactions. This represents a 7.8% decrease compared to the prior six-month period and a 4.5% increase from the same window last year. ALEX Intelligence analyzed the size-band shifts in this market to identify these trends. While the median price rose 17.5% year-over-year to $550,000, the average footprint has contracted. In the prior six-month period, the median home was 2,164 square feet. Last year at this time, it was 1,909 square feet. The current market shows a distinct move toward slightly smaller homes compared to the previous half-year, even as prices climb. This contraction in size coincides with a faster sales pace. Median days on market dropped to 50 days, down 32.4% from the prior period and 3.8% lower than last year. The median price per square foot also rose to $284, up 12.3% from the same time last year. Buyers appear to be prioritizing location or condition over sheer square footage, driving prices up even as the average home size dips. The market remains active with 193 active listings and a median list-to-sale ratio of 0.946. While new construction accounted for 18 of the 111 closings in this window, the overall trend points to a preference for more compact living spaces in Wimberley compared to the previous six months.
