Dripping Springs September Market Recap and Outlook
By George Arnold Alexander III, MPA · Associate Broker · 2026-10-11
What does a 9.5% drop in median price mean for Dripping Springs buyers and sellers? In September 2026, the median close price settled at $570,000 across 47 closed sales, down from $630,000 in August. This marks a 5.0% decline compared to the same month last year when prices were $600,000.
The market saw 47 homes sell in September, a 4.4% increase over the 45 sales recorded in August but a 13.0% decrease from the 54 closings in September 2025. Homes spent an average of 59 days on the market, matching the prior month and rising 20.4% compared to last year's 49 days. The median price per square foot dropped to $232, down 4.1% from August and 5.7% lower than the previous September.
Inventory remains a key factor with 253 active listings today, creating a 4.4-month supply of homes based on the last six months of sales activity. While 83% of sellers accepted offers below their original list price, the median close-to-original list ratio held steady at 93.8%. New construction accounted for 19 of the 47 closings, showing continued builder activity despite the cooling prices.
ALEX Intelligence analyzed these trends to provide a clear picture of current conditions. With mortgage rates at 7.4% according to Freddie Mac data from October 2026, affordability remains a central theme. The market is shifting toward a more balanced environment where buyers have more negotiating power than in the previous year.
Looking ahead, the volume of closed sales suggests steady demand despite price adjustments. Sellers listing now should expect longer marketing times and competitive pricing strategies to secure contracts. For buyers, the current inventory levels and reduced prices offer opportunities to evaluate options without the intense competition seen in prior months.
