Can buyers afford the bottom quartile of Travis County homes in August? The median price for entry-level properties fell to $495,000 across 1,127 closed sales, down 3.0% from July and 5.7% lower than last year. This drop suggests improved affordability relative to peak prices, yet financing costs remain a significant hurdle.
ALEX Intelligence calculated the monthly payment for a typical entry-level home using current market data. With a median price of $495,000 and a 30-year fixed mortgage rate of 7.28% (sourced from Freddie Mac), the principal and interest payment is $2,709 per month. This figure represents the baseline cost for buyers entering the market today without any rate buydowns.
To lower that monthly burden, many buyers are considering temporary rate buydowns. A standard 3-2-1 buydown costs a median of $18,384 (3.71% of the price) to reduce the rate in year one, saving $754 monthly. A shorter 2-1 buydown costs $9,336 (1.89% of the price), dropping the rate for the first year and saving $515 monthly. These upfront costs can be substantial for entry-level buyers who are already operating on tighter budgets.
While the median home size increased slightly to 2,019 square feet, the combination of high interest rates and buydown costs means that affordability remains a primary constraint. Buyers in this price tier must weigh the immediate cash flow relief of a buydown against the long-term cost of the purchase. The market shows activity, but the path to ownership requires careful financial planning around these current rate conditions.
