What drives the shift in Travis County home sizes? The median living area for closed sales reached 2,019 square feet in August, up 1.8% from July and down slightly compared to last year. This metric reflects the average size of homes that actually sold during the month across 1,127 transactions.
ALEX Intelligence analyzed the rolling trend of home sizes to identify how buyer preferences are evolving. The data shows a clear movement toward larger floor plans in the current market cycle. While the median price per square foot dropped to $263, the physical footprint of sold homes has expanded relative to the prior month.
The shift is evident when comparing the current window to the same time last year. In August 2025, the median living area was 2,038 square feet. The current figure of 2,019 square feet represents a 0.9% decrease year-over-year, suggesting a slight contraction in average home size compared to the previous cycle. However, the month-over-month increase indicates that larger homes are currently finding buyers more readily than smaller units.
This trend matters for sellers and buyers evaluating inventory. A larger median living area often correlates with different price points and lot requirements. The data confirms that while prices have softened, the physical characteristics of sold properties are trending upward in size compared to July.
