While August 2026 saw a sharp price jump to $328,119 with only 55 closings, the historical trend suggests waiting for the fall can yield better returns. October 2024 also posted a strong median of $320,000. Conversely, winter months like December often see prices dip; December 2025 recorded a median of $312,384, and December 2024 saw $397,250 before a drop in January. The volume also fluctuates significantly by season. October typically sees activity with around 51 to 68 sales, whereas spring months like May can see over 90 closings. However, the price premium in October appears to outweigh the lower transaction count for sellers prioritizing value over speed.
