San Marcos Home Sizes Are Shrinking in August

Are buyers trading square footage for location in San Marcos? The median living area for homes that closed in August was 1,883 square feet, down 3.5% from the same month last year. This shift occurred even as the median sale price rose 17.8% to $328,119 across 55 closed sales.
ALEX Intelligence analyzed rolling home size trends over the past two years to identify this contraction. While the average home size in the region remains higher at 2,047 square feet, San Marcos is seeing a distinct move toward smaller footprints. The median price per square foot also increased by 5.3% compared to the prior month, reaching $180.
This trend suggests a market where buyers are prioritizing other factors over total living space. Homes with fewer bedrooms or baths may be commanding higher prices per unit of area. The data shows that despite the smaller average size, the market remains active with 55 closings in August alone.
The shift is part of a broader pattern visible since early 2026. In July, the median size was 1,800 square feet, and by August it had dipped slightly further before stabilizing. This indicates that new listings or recent sales are skewing the average downward, potentially reflecting a change in what buyers are willing to pay for in the current economic climate.
As inventory levels fluctuate, the balance between price and size continues to evolve. Sellers listing larger homes may need to adjust expectations if the market favors more compact living arrangements. The data confirms that size is no longer the sole driver of value in San Marcos real estate.
