With the current 30-year fixed rate at 7.4%, as reported by Freddie Mac for the week of October 8, 2026, monthly payments have risen significantly. For a buyer putting 20% down on a median entry-level home, the principal and interest payment is approximately $2,271 per month. To make these homes more accessible, some sellers are offering buydowns. A standard 3-2-1 buydown reduces the rate to 4.4% in the first year, lowering the monthly payment by $629 for that period at a total cost of $15,324. Alternatively, a 2-1 buydown offers a one-year reduction to 5.4%, saving $429 monthly for a total cost of $7,776.
