Marble Falls home prices have cooled significantly compared to last year, with the median closing price dropping 20.7% to $329,515 across 94 closed sales in the rolling six months ending September 2026. This decline follows a period where homes sold for an average of $348,500 in the prior six-month window, reflecting a 5.4% month-over-month decrease as well. Despite lower prices, the market has become more efficient; the median days on market fell 28.6% to 60 days compared to the prior period and 11.8% less than the same time last year. Buyers are finding better value relative to list prices, with the median close-to-original list ratio rising 3.4% to 92.4%. However, affordability remains a challenge given current financing costs. ALEX Intelligence applied a scenario model using the Freddie Mac rate of 7.4% for a 30-year fixed loan on a median-priced home. At this price point with 20% down, the principal and interest payment is $1,825 per month. A 3-2-1 buydown would cost $12,312 to reduce that initial payment by $505 in the first year, while a 2-1 buydown costs $6,252 for a $345 monthly reduction. Inventory levels remain elevated with 7.55 months of supply, indicating a balanced to buyer-leaning environment. New construction activity has also shifted, with 41 new homes closing in the current window compared to 62 in the prior six months. While sales volume dipped slightly from the prior period, the market shows signs of stabilization as prices adjust to current economic conditions.
