Llano County Home Sizes Are Growing in September
By George Arnold Alexander III, MPA · Associate Broker · 2026-10-10
Llano County homes sold in September were significantly larger than those sold a year ago or just last month. The median living area reached 2,546 square feet across 26 closed sales, representing a 28.8% increase from the prior period and a 27.6% rise compared to September 2025.
ALEX Intelligence analyzed the rolling trend of home sizes to identify this shift in buyer preference or inventory composition. The data shows that while the median price dropped to $665,000 (down 19.1% from August and 28.1% from last year), the physical footprint of sold properties expanded considerably. In September 2025, the median size was roughly 1,976 square feet; by September 2026, that figure climbed to over 2,500 square feet.
This trend suggests a move toward larger floor plans in the current market cycle for Llano County. Buyers closing deals this month are securing more space per dollar compared to the previous year, even as price points adjusted downward. The increase in size coincides with a longer time on market, which rose 37.1% from August and 6.7% from last year, indicating that larger homes may be taking longer to find buyers at current price levels.
The shift is distinct from the broader region, where median living area remains lower. This data reflects actual closed transactions rather than listing activity, confirming that the properties selling in Llano County are currently larger on average than they were a year ago.
