How does a surge in new inventory affect home prices when sales volume remains flat? In Llano County, the supply gap widened significantly in September 2026 as new listings jumped to 49 while closed sales held steady at 26. This imbalance creates a dual-axis trend where fresh inventory is outpacing buyer demand, contributing to a median close price of $665,000 across 26 transactions.
ALEX Intelligence analyzed the supply and demand dynamics by comparing new listing counts against trailing monthly closings. The data shows that while 49 homes hit the market, only 26 found buyers, leaving inventory levels elevated. This shift is reflected in the median days on market, which rose to 96 days, a 37.1% increase from the prior month. Consequently, the median close-to-original list ratio dropped to 87.7%, indicating that homes are selling for less than their initial asking price more frequently than before.
The supply gap is further highlighted by the median living area of sold homes, which expanded to 2,546 square feet, a 28.8% increase compared to the prior period. Despite this influx of larger homes, the median price per square foot fell to $287, down 20.1% from August. With 309 active listings currently on the market and only 26 closings in September, the months of inventory stands at 12.04, signaling a distinct shift toward buyer leverage in this rural county market.
