Lee County home sales show distinct seasonal swings over the past 24 months. In September 2025, median prices jumped 34.9% to $425,000 after a summer low, while October saw a 17.6% drop back to $350,000. ALEX Intelligence analyzed monthly closed sales data from October 2024 through September 2026 to identify these recurring patterns.
The data reveals that late summer and early fall often bring higher prices, but volume fluctuates significantly. Sales peaked in June 2026 with 11 closings at a median of $350,000, then dropped to just three sales in October 2025 before rising again in November. Conversely, February 2026 saw a sharp price dip to $265,500 despite five sales, suggesting winter months can bring lower valuations even with steady activity.
Over the rolling six months ending September 30, 2026, median prices reached $349,000 across 47 closed sales, up 9.9% from the prior period and 1.2% year-over-year. Days on market averaged 55 days, down 38.2% from the previous six months but still 37.5% higher than the same window last year.
These fluctuations highlight that timing matters in Lee County. Buyers looking for lower prices might target February or October, while sellers may find stronger offers in September. The seasonal decomposition shows no single month dominates; instead, a cycle of price surges and corrections repeats annually. Understanding these trends helps buyers and sellers align their strategies with the market's natural rhythm rather than reacting to short-term noise.
