Lee County Home Sizes Are Growing in Rolling Six Months

Are Lee County homes getting bigger? The data says yes. Across 47 closed sales in the rolling six months ending September 30, 2026, the median living area reached 1,955 square feet. This represents a 16.5% increase compared to the prior six-month period and a 10.2% rise from the same window last year.
ALEX Intelligence analyzed the size distribution of these sales to track how buyer preferences are shifting in this rural county. The median price per square foot also rose to $180, up 5.3% from the prior period, even as the median home price climbed 9.9% to $349,000. While the median days on market dropped significantly by 38.2%, suggesting faster sales for these larger homes, the inventory of new listings grew alongside the demand for space.
The trend indicates a move away from smaller footprints toward more expansive living areas. In the prior six months, the median size was 1,678 square feet, and in the same period last year, it stood at 1,774 square feet. This growth in home size coincides with a slight increase in the median close-to-original list ratio to 93.7%, showing that buyers are paying closer to asking prices for these larger properties.
As of October 5, 2026, the market shows a clear preference for homes that offer more square footage, with the average new listing size also reflecting this upward trajectory in living space.
