Lee County buyers and sellers face a distinct market reality compared to the broader region. While median home prices in Lee County rose 9.2% year-over-year to $355,000 across 48 closed sales, the speed of transactions lags significantly behind neighbors. Homes here spent an average of 75 days on market, which is 87.5% longer than the regional median of 45 days.
ALEX Intelligence compared Lee County metrics against peer regions to highlight these divergences. The local price per square foot stands at $174, which is 8.4% lower than the regional average of $204. Additionally, sellers in Lee County accepted offers at 90.8% of their original list price, a ratio that has dropped 3.8% compared to the prior six-month period and remains below the regional benchmark of 94.8%.
The volume of activity also differs; Lee County recorded 48 closed sales over the rolling six-month window, whereas the broader region saw 2,854 closings. This lower volume contributes to a slower absorption rate. While the median home size in Lee County grew 13.6% year-over-year to 1,986 square feet, the extended time on market suggests that pricing strategies or inventory composition may require adjustment to match regional velocity.
Data shows that while price appreciation is present, the liquidity of the Lee County market remains lower than surrounding areas. Buyers should note the longer average selling time, while sellers must account for a wider gap between list and sale prices compared to the regional norm.
