Lampasas County: How List-to-Sale Ratios Shifted in August

In Lampasas County, buyers paid an average of 93.3% of the original asking price for homes sold over the last six months. This list-to-sale price ratio measures how close the final contract price is to the initial listing price, serving as a direct indicator of negotiation leverage between buyers and sellers.
The current median ratio of 0.933 represents a decline of 0.7% compared to the prior six-month period and a drop of 2.8% from the same window last year. While homes still sold near their asking prices, the trend shows that sellers are accepting slightly lower offers than they did previously. This shift coincides with an increase in the share of sales closing below original list prices, which rose to 85.9% of all transactions, up 3.7 percentage points from the prior period and significantly higher than the 70.5% recorded a year ago.
ALEX Intelligence analyzed the pricing dynamics across 78 closed sales to determine these trends. The data indicates that while the market remains active with 78 homes sold in the six-month window, the negotiating power has tilted slightly more toward buyers compared to last year. As inventory levels adjust and price sensitivity increases, the gap between list and sale prices continues to evolve, reflecting a market where final prices are increasingly determined by negotiation rather than initial listing expectations.
