Lakeway Home Sizes Are Shrinking in August

Is the typical home in Lakeway getting smaller? In August 2026, the median living area for closed sales was 2,521 square feet across 27 transactions. This represents a 1.7% increase from July but is 2.2% smaller than the same month last year when the median was 2,579 square feet.
ALEX Intelligence analyzed the rolling trend of home sizes to identify this shift in inventory composition. While the median sale price rose 6.7% to $715,000 compared to July, the average footprint has contracted slightly from its year-ago level. The median price per square foot also ticked up 0.7% to $273, reflecting higher valuations on a slightly smaller base of living space.
This trend suggests buyers are purchasing homes with less square footage than they did in August 2025, even as total prices climb. The data shows that while the market remains active with 27 closed sales, the physical size of the properties changing hands is trending downward compared to the previous year. This shift may indicate a move toward more efficient floor plans or a change in the types of homes currently available for sale in the city.
The median days on market increased 10.3% to 43 days, suggesting that these smaller homes are taking slightly longer to sell than in July, though they still move faster than the same period last year when it took 58 days. As inventory adjusts, the balance between price and size continues to evolve for Lakeway residents.
