Kyle Home Sizes Are Growing Slightly in September
By George Arnold Alexander III, MPA · Associate Broker · 2026-10-09
Is the typical home in Kyle getting bigger? The data from September suggests a slight shift toward larger floor plans. Across 71 closed sales, the median living area reached 1,959 square feet, up 0.5% from the prior period and matching the size recorded one year ago. This trend indicates that buyers are continuing to favor homes with more interior space despite fluctuations in price.
ALEX Intelligence analyzed the relationship between home age and current inventory to understand these shifts. While the median price dipped slightly by 1.2% compared to August, the physical footprint of sold properties remained stable or grew. The median price per square foot rose to $169, reflecting that larger homes are commanding higher total values even as the overall market cools.
This pattern aligns with a broader regional trend where new construction and updated older stock often feature expanded layouts. In Kyle, the median home size has held steady around the 1,950 square foot mark over the last two years, suggesting that demand for spacious living arrangements remains consistent. Buyers looking for value may find that larger homes offer better utility per dollar as inventory levels adjust.
The market continues to see a mix of sizes, with the median days on market increasing to 56 days. As sellers adjust expectations, the focus on square footage remains a key differentiator in a balanced environment where 4.47 months of inventory is available.
