Hutto Home Sizes Shrink as Prices Drop in August

Are Hutto buyers getting smaller homes for less money? The data from August 2026 shows a clear shift toward more compact living spaces as prices adjust downward. Across 87 closed sales, the median home size dropped to 2,015 square feet, down 3.3% from July and 2.2% lower than the same month last year. This contraction in size coincides with a median sale price of $338,990, which is 6.4% below the August 2025 level of $362,245.
ALEX Intelligence analyzed the rolling trends to identify this shift in home dimensions. While the median price per square foot also declined by 7.1% year-over-year to $170, the reduction in total living area is a distinct factor in the overall affordability landscape. In August 2025, homes averaged 2,060 square feet; by July 2026, that figure had already dipped slightly before settling at the current median.
The trend suggests a market responding to buyer preferences or inventory availability with smaller floor plans. New construction remains a significant portion of activity, with 53 new builds closing in August compared to 37 in the same period last year. Despite the shrinking square footage, the number of homes sold increased by 20.8% compared to August 2025, indicating that these smaller units are moving efficiently.
This shift from larger 2,083-square-foot averages seen in July 2026 to the current 2,015-square-foot median reflects a broader adjustment in the Hutto housing stock. Buyers today are securing homes at lower price points, often with slightly reduced living areas compared to the previous year. The data confirms that while prices have softened, the physical footprint of the average home sold in Hutto has also contracted.
