This represents a 9.8% increase from the prior six-month period and an 11.9% rise compared to the same window last year. ALEX Intelligence applied an affordability index using current market rates to determine what this price means for monthly payments. With a 30-year fixed mortgage rate of 7.28% sourced from Freddie Mac, a buyer purchasing at the median entry-level price faces a principal and interest payment of $1,806 per month based on the loan amount of $264,000. The data shows that homes are selling faster than before, with the median days on market dropping to 43 days, a 28.3% improvement over the prior period. However, the price per square foot has softened slightly to $166, down 2.4% from the previous six months. While prices have risen, the reduction in time on market suggests that entry-level inventory is moving quickly despite higher borrowing costs. Buyers should note that a 3/2/1 buydown would cost approximately $12,252 to reduce the initial rate, while a 2/1 buydown would cost about $6,216. These concessions can lower monthly payments significantly in the early years of the loan, potentially offsetting some of the impact of the current interest rate environment on affordability.
