Gillespie County: Are Homes Getting Smaller?
By George Arnold Alexander III, MPA · Associate Broker · 2026-10-11
Is Gillespie County seeing a shift toward smaller homes? The data suggests yes. Across 41 closed sales in the rolling six months ending September 30, 2026, the median living area settled at 1,953 square feet. This represents a 10.4% decrease compared to the prior six-month period and an 8.0% drop from the same window last year.
ALEX Intelligence analyzed the size trends across these sales to identify the shift in home dimensions. The median living area of 2,180 square feet recorded in the previous six months has given way to a more compact footprint. This contraction occurs alongside a decline in median close price, which fell 7.8% from the prior period and 18.5% year-over-year.
The trend indicates that buyers in this market are currently transacting on properties with less square footage than they did a year ago. While the median days on market increased by 30.6% compared to last year, the shrinking size of sold homes suggests a move toward more efficient or affordable floor plans rather than larger estates.
This analysis relies on 41 closed sales within the specified window. The data reflects actual transactions and does not project future inventory changes. For context, the median price per square foot also declined by 37.1% year-over-year, indicating that value is shifting alongside size in this market segment.
