This marks a 5.0% decline from the same month last year when the median was $600,000. While the number of homes sold remained relatively stable with a 4.4% increase over August's 45 closings, the price per square foot also fell 4.1% to $232. The time it took to sell a home remained unchanged at a median of 59 days compared to the prior month, though this is 20.4% longer than the 49 days seen in September 2025. Current mortgage rates are 7.4% according to the Freddie Mac Primary Mortgage Market Survey for the week of October 8, 2026. At this rate and a loan amount of $456,000 on a median-priced home, the principal and interest payment would be $3,157 per month.
