Comal County Market Pulse: Prices Dip in August

Comal County saw a notable shift in pricing this month, with the median home price dropping to $407,245 across 38 closed sales in August. This represents a 14.3% decrease compared to July and remains virtually flat at 0.6% higher than the same month last year. While prices softened, the market showed resilience with sales volume increasing by 15.2% year-over-year. The speed of transactions also improved significantly. Homes sold in an average of 56 days, a 21.1% reduction from July and just 5.7% longer than the 53-day average seen last August. Buyers continued to negotiate effectively, with 84.2% of homes selling below their original list price, up slightly from the prior month. Inventory levels remain balanced for now, with 6.93 months of supply available based on current sales rates. The median home size sold was 2,274 square feet, a slight contraction from July but significantly larger than the 1,911 square feet typical last year.
