Burnet County saw a significant shift in August 2026 with median home prices dropping to $350,000, down 15.7% from the same month last year. Despite this price correction, sales activity surged, with 77 closed transactions representing a 45.3% increase compared to August 2025. This combination of lower prices and higher volume suggests a market responding to affordability pressures while maintaining strong buyer interest. The average home sold for 92.7% of its original list price, an improvement over the prior month and last year. Properties spent a median of 64 days on the market, down 13.5% from both the previous month and the same period in 2025. New construction remained a dominant force, accounting for 38 of the 77 closings, or nearly half of all sales. Inventory levels remain elevated with 543 active listings, creating a months-of-supply reading of 7.81. This indicates a buyer-favorable environment where negotiation leverage is shifting back toward purchasers. The median home size grew slightly to 1,976 square feet, up 2.6% from the prior period. Current mortgage rates stand at 7.28% according to Freddie Mac data from early October. For a median-priced home of $350,000 with a loan amount of $280,000, a standard 3-2-1 buydown would cost approximately $13,032, reducing the initial monthly payment by $534 in the first year.
