Burnet: Where Prices Were Cut Most in the Last Six Months
By George Arnold Alexander III, MPA · Associate Broker · 2026-10-11
In Burnet, nearly every home that sold in the last six months required a price reduction to close. Across 110 closed sales from April through September 2026, 90% of properties sold for less than their original asking price. This marks a slight increase from the prior six-month period, where 89.2% of homes saw cuts, and is higher than the same window last year at 89%.
ALEX Intelligence analyzed the price history of active and sold listings to identify which subdivisions experienced the most significant reductions. The data shows that in the top four subdivisions with sufficient sales volume, every single home sold below its initial list price. In Buena Vista, Council Creek, and Oak Vista, 100% of the closed sales required a price cut. Creekfall saw 89% of its 27 closed sales reduced before finalizing.
The median sale-to-original list ratio for Burnet dropped to 91.3%, down from 92.3% in the prior six months and 92.6% a year ago. This trend suggests buyers have gained leverage, with the share of homes closing below original list rising by 0.9 percentage points compared to the prior period and 1.1 percentage points compared to last year.
For sellers in Burnet, the data indicates that listing at or near the final sale price is critical. The window for a quick sale without reductions has narrowed significantly. Buyers are waiting for price adjustments, and the median days on market remains steady at 74 days, reflecting a cautious approach to valuation.
