Bell County: How List-to-Sale Ratios Shifted in September

In September 2026, buyers in Bell County paid an average of 97.6% of their original list price across 94 closed sales. This metric, known as the list-to-sale ratio, measures how close a home sells to its asking price and serves as a key indicator of pricing power in the market. The median ratio rose slightly to 0.976 from 0.975 in August, marking a 0.1% month-over-month increase. Compared to September 2025, when the ratio stood at 0.961, the current figure represents a 1.6% improvement year-over-year. This suggests that while homes are still selling slightly below their initial list price on average, the gap is narrowing compared to last year. Currently, 60.6% of closed sales in Bell County occurred below the original list price, down from 69.7% in August and 75.8% a year ago. This decline in the share of discounted sales indicates that sellers are retaining more pricing leverage than they did previously. The median sale price for these transactions was $277,000, with a median price per square foot of $165. ALEX Intelligence analyzed the relationship between original list prices and final sale prices to track this trend across 94 transactions. As inventory levels adjust and buyer demand fluctuates, this ratio provides a clear view of whether the market is leaning toward buyers or sellers in terms of negotiation outcomes. The data reflects a gradual shift back toward more aggressive pricing strategies by sellers in the region. Planning a move from Bell County? Get your home's value and the right list price, free.
