Bastrop: How List Prices Compare to Final Sales in September
By George Arnold Alexander III, MPA · Associate Broker · 2026-10-11
In September 2026, homes in Bastrop sold for a median of $375,000 after closing on an original list price that averaged slightly higher. The final sale price represented 94.2% of the original asking price across 46 closed sales. This ratio compares to 95.2% in August and 93.3% during September 2025, indicating a slight shift in negotiation dynamics over the past year.
The list-to-sale price ratio measures how close the final contract price is to the initial listing price. A ratio below 100% means homes sold for less than listed, while a ratio above 100% indicates sales above asking. In Bastrop, 87% of closed transactions in September ended below the original list price, down from 91.2% in August and 88.1% a year ago.
ALEX Intelligence analyzed the pricing trends to show that while buyers still negotiate down, the gap between list and sale prices has narrowed slightly compared to last year. The median price per square foot was $194, down 1.5% from the prior month but up 0.5% from September 2025.
The data reflects a market where sellers are adjusting expectations, yet homes still move with a modest discount from the initial ask. With 46 closed sales in the window, this metric provides a reliable view of current pricing behavior for buyers and sellers in Bastrop.
