Bastrop Home Sizes Are Shrinking in August

Is the average home getting smaller in Bastrop? The median living area for homes sold in August 2026 was 2,007 square feet, down from 2,133 square feet in July. This represents a 5.9% decrease month-over-month and a 4.0% increase compared to the same month last year when the median size was 1,930 square feet.
ALEX Intelligence analyzed the rolling trend of home sizes across 51 closed sales to identify this shift in buyer preference or inventory availability. While the current median is lower than July, it remains higher than the August 2025 figure, suggesting a fluctuating market where size varies by season and available stock.
The data shows that homes sold in August were slightly smaller on average than those in the prior month, yet larger than the previous year's cohort. This trend indicates that while buyers may be seeking more compact floor plans recently, the overall home size in Bastrop remains above last year's levels. The median price per square foot rose to $197, up 1.0% from July and down 3.4% from August 2025, reflecting a market where smaller homes are commanding higher prices per unit of space.
With 51 closed sales recorded in August, the sample size supports this observation of shrinking home sizes compared to the immediate prior period. The shift suggests a dynamic inventory mix rather than a permanent change in construction standards. Buyers and sellers should note that while average square footage dipped recently, it remains part of a broader pattern where home sizes are still larger than they were twelve months ago.
