Home Size Trends: Bigger or Smaller in ABOR Region?

Is the average home getting smaller or larger in the ABOR region? The data from August 2026 shows a slight contraction in living space. Across 2,854 closed sales, the median home size settled at 2,047 square feet, down 0.8% from the prior month and essentially flat compared to last year. ALEX Intelligence analyzed the rolling trend of living area across the region's sales to identify this shift. While the median price per square foot rose slightly in some cohorts, the overall footprint of homes closing has dipped. The median home sold in August was 17 square feet smaller than in July and just 4 square feet larger than the same month a year ago. This subtle change suggests buyers may be prioritizing location or price point over total square footage in the current market. With 2,854 transactions providing a robust sample, the trend indicates a move toward more compact living spaces rather than the larger homes seen in previous years. The median price per square foot also adjusted, settling at $204, reflecting the changing mix of home sizes on the market. As inventory dynamics shift, understanding these size trends helps buyers and sellers gauge what is actually selling versus what is listed. The data confirms that while homes remain spacious by historical standards, the average closing size has stabilized at a slightly lower level than earlier in the year.
